Omega Next Spectacular Project as Ronto’s 52-Year Legacy Continues to Evolve

How Omega Bonita Bay is Evolving

Founded in 1967 by A. Jack Solomon, The Ronto Group is a family company now managed by his son, Anthony. Over its 52-year history, the award-winning developer has established an enviable legacy that is based not only on its ability to envision new projects, but also on its capacity to bring those projects to fruition. The company has completed more than 12,000 high-rise units, 3,000 single-family homes, several shopping plazas and a hotel, and is internationally recognized for its high-rise construction and luxury development expertise.

Since expanding into Southwest Florida in the mid-1980′s, Ronto’s legacy has evolved. The Omega luxury high-rise to be built within Bonita Bay is the latest reflection of Ronto’s innovative approach. The 27-floor tower will provide the newest and largest luxury high-rise residences in Southwest Florida and will be the last high-rise built at Bonita Bay. The clean-lined tower will feature 67 residences, including four penthouses and 63 tower residences ranging from 4,825 to 5,730 total square feet, including expansive covered terraces. The tower plans provide 68 or 78-foot wide views of Estero Bay and the Gulf of Mexico. Pre-construction pricing starts at $2.150 million. One remaining penthouse priced at $6.75 million features a six-car “tandem” garage.

“We focused on creating Omega from the inside out after interviewing potential purchasers,” said Ronto Executive Vice President Anthony Solomon. “They indicated view corridors and open floor plans with flowing living areas, large owner suites and secondary bedrooms, big outdoor living areas, private garages, and readily accessible storage space were all critical. Rather than wanting to downsize, they wanted to simplify their lives without sacrificing space.

Instead of designing a four unit per floor building, we took a three unit per floor approach that allowed the residences to be wider and more spacious than any of the other high-rises under construction in Southwest Florida. Tall windows and huge outdoor terraces will offer incredible water and sunset views. The size of the residences, each of which includes a private air-conditioned storage space on the same floor as the unit, plus the building’s on-property amenities and the various membership possibilities with the Bonita Bay Club, offers a high-rise lifestyle unprecedented in Southwest Florida.”

Omega is the second high-rise undertaken by Ronto at Bonita Bay. The firm completed its 26-floor, 120-unit Seaglass tower late last year. Open house events showcasing seven furnished models are drawing unprecedented homebuyer traffic. The building’s remaining residences are selling quickly. Ronto has processed sales worth $171 million. Three open-concept tower residence floor plans range from 2,889 to 3,421 square feet under air. Eight floors within the luxurious tower have just one residence left. Model tours can be scheduled by calling 239.301.4940.

Ronto has also transformed downtown Naples. In December 2013, the firm announced plans for the development of Naples Square at the corner of 5th Avenue South and Goodlette-Frank Road in downtown Naples. Ronto envisioned Naples Square as a walkable/bikeable community that would put downtown’s attractions at its residents’ doorsteps while bringing a sense of cohesion to downtown. Phases I and II are now completed and Phase III will be completed this spring. Just over a dozen remaining phase III residences are priced from $764,000. Ronto is accepting reservations at Quattro, the project’s fourth phase. Seven spacious floor plans range from 2,300 to 3,800 total square feet and are base-priced from $1.3 million to $2.6 million. The Quattro plans offer the largest living spaces and are some of the largest condominiums in downtown Naples while featuring 36% more total living space than the plans in the first three phases at Naples Square.

In January 2018, Ronto expanded its vision of a vibrant downtown district with the introduction of Eleven Eleven Central, a walkable/bikeable, access-controlled community under construction on Central Avenue between 10th Street and Goodlette-Frank Road. Phase I is scheduled for completion in March 2020. With its resort-style amenities and coveted location, Eleven Eleven Central will serve as an access-controlled master planned oasis in downtown Naples. The Phase I building features 62 residences showcasing five open-concept floor plans ranging from 1,407 to 2,297 square feet of total living space, including covered outdoor balconies. The remaining Phase I residences start at just $725,000.

In the early 2,000’s, TwinEagles was one of Naples’ up and coming communities. When the real estate market collapsed in late 2008, however, growth abruptly subsided. In September 2010, Ronto purchased TwinEagles and assumed the role of developer. Today, TwinEagles is on the verge of being sold out. To drive the sales success, Ronto pursued a strategy focused on creating a golf-centric lifestyle. Two championship golf courses, new amenities created by Ronto, and the introduction of diverse product choices have created one of Naples’ most compelling luxury community offerings. With its revitalization of TwinEagles completed, Ronto turned the community over to the homeowners last December.

Ronto is also creating a gated, resort-style living experience for retirees and working families with children. The strong sales performance at its gated Orange Blossom Naples community on Oil Well Road in North Naples is the result of a rare combination of new single-family homes and townhomes priced from the $200’s plus a fully-amenitized resort lifestyle. Homebuyers have also been attracted by the upcoming development of the 150-acre Big Corkscrew Island Regional Park adjacent to Orange Blossom. Plans call for a park entrance within the community.

Omega’s 01 and 03 Tower Floor Plans Offer More Than 5,700 Total Square Feet

The 01 and 03 tower residence floor plans at The Ronto Group’s 27-floor Omega tower to be built within Bonita Bay reflect Ronto’s desire to provide the newest and largest luxury high-rise residences in Southwest Florida. With every fully-completed tower residence including open-concept living areas, spacious covered outdoor terraces, luxurious features and finishes, a private elevator lobby, a private air-conditioned storage space on the same floor as the residence, and a private enclosed two-car garage, Omega offers unprecedented value. The 01 and 03 plans offer 4,645 square feet under air and an incredible 1,005 square feet of outdoor terrace space. The 01 plan includes 80 square feet of air-conditioned storage space on the same floor as the residence while the 03 plan features 75 square feet of air-conditioned storage space, also on the same floor as the residence.

Omega will be the last luxury high-rise to be built within Bonita Bay. Designed by Robert Swedroe, the clean-lined tower will feature 67 residences, including 63 spacious tower residences and four penthouses. Ronto has processed sales contracts worth $75 million. Three of the four penthouses have been sold. The remaining penthouse features a six-car “tandem” garage and is priced at $6.75 million. Pre-construction pricing for the tower residences offering 78-feet or 68-feet wide views starts at $2.150 million.

The 01 and 03 tower floor plans showcase four bedrooms, four-and-a-half baths, a den or fifth bedroom, and a living area that includes a great room with multiple conversation areas, a spacious dining area, and a double-island kitchen with a walk-in pantry. The owner’s suite includes two walk-in closets. The 01 plan offers the choice of having a soaking tub incorporated in the owner’s bathroom walk-in shower or having a separate tub and shower. The owners’ baths in each plan include dual vanities and dual water closets. The great room and owner’s bedroom open to a terrace spanning then entire length of the living area and then wraps around the corner of the building while overlooking Estero Bay and the Gulf of Mexico. This huge terrace provides 78-foot wide west and south-westerly views in the 01 residences and 78-foot wide west and north-westerly views in the 03 residences. The three guest suites and the den open to a terrace with a sunrise view. Walk-in closets and private baths are included in each of the guest suites. The plans also feature a private dual elevator lobby, a gallery entry hallway that leads to a gracious foyer, and a powder bath.

Ronto and Swedroe focused on creating the building from the inside out based on interviews with potential purchasers. The purchasers indicated view corridors and spacious, open floor plans with flowing living areas, large owner suites and secondary bedrooms, big outdoor living areas, private garages, and readily accessible storage space were all critical to the living experience. Functionality and comfort were more important than form. Potential purchasers wanted to simplify their lives by moving into a maintenance-free environment without sacrificing space or livability.

Ronto and Swedroe’s design takes advantage of high-rise construction methods and materials that span greater distances and allow the use of more glass. They created a three unit per floor approach that allowed wider and more spacious residences than any of the other high-rise towers under construction in Southwest Florida. The Omega tower and penthouse plans offer the square footage and width found in estate homes. The light-filled residences will feature larger, wider, open living spaces with tall windows offering incredible views. The living spaces, owners’ suites, and some of the guest bedrooms will open to huge outdoor terraces that will feature 42-inch high glass railings. Volume ceiling heights of ten feet four-inches, or eleven feet four-inches in the penthouses, except where dropped, will create a sense of space.

Ronto has included 18,000 square feet of indoor amenities at Omega. A clubroom will measure more than 3,000 square feet and feature windows overlooking the tower’s exterior amenity deck. Contemporary glass railings will line the deck’s curved perimeter and overlook one of Bonita Bay’s three on-property golf courses. A pool with a beach entry and sun shelves will serve as the centerpiece of the amenity deck. Poolside day beds will be placed around the pool. Six private poolside cabanas are available for purchase by Omega residents. Day cabanas will be available on a first come, first served basis. A pool pavilion with a bar, seating areas, and restrooms will offer a gathering place. Bar-b-que grills will be situated adjacent to the pavilion. A second pavilion will offer a food area with cooking appliances. Seating areas will be available, including sunset viewing areas and a fire pit terrace.

Omega’s 4,200 square foot rooftop terrace will include two hot tubs next to the terraces’ glass railing, allowing residents to relax in the soothing waters while enjoying breathtaking views. Two firepit seating areas behind the tubs, along with an even larger fire table seating area complete with lounges, club chairs and sofas, will provide abundant seating to ensure all residents can fully enjoy the captivating ambiance. Men’s and ladies’ restrooms, a large kitchen area for catering, and a separate bar area will complete the spectacular setting. Through a variety of membership opportunities, Omega residents can also take advantage of the amenities available through the Bonita Bay Club.

02-Tower Residence at Omega Offers Spectacular 78-Foot Wide View

The Ronto Group’s 27-floor Omega tower to be built within Bonita Bay presents a fresh perspective on luxury and an approach to high-rise living never available in Southwest Florida until now. The tower will feature 67 residences, including 63 spacious tower residences and four penthouses. Ronto has processed binding sales contracts worth $75 million. One remaining penthouse features a six-car “tandem” garage and is priced at $6.75 million. Pre-construction pricing for the open-concept tower residences that offer 4,645 square feet or 4,210 square feet under air and expansive views 78-feet or 68-feet wide starts at $2.150 million. Omega will be the last luxury high-rise to be built within Bonita Bay. Purchase agreements are being accepted.

Three tower floor plans are available. The living spaces, owners’ suites, and some of the guest bedrooms will open to outdoor terraces featuring 42-inch high glass railings. Volume ceiling heights of ten feet four-inches, except where dropped, will create a sense of space that cannot be duplicated by remodeling existing high-rise residences.

Ronto focused on creating residences with open, flowing interiors and incredible view corridors overlooking Estero Bay, the Gulf of Mexico, and Southwest Florida’s world-renowned sunsets. Rather than designing a four unit per floor building, they created a three unit per floor approach that allowed the residences to provide wider view corridors and more spacious living areas than any other high-rise currently under construction in Southwest Florida.

Omega’s 4,210-square feet under air 02-tower residence floor plan reflects Ronto’s approach. The plan offers a spectacular 78-foot wide unobstructed view. All three of the bedrooms face the water and distinguish the 02 plan from any other high-rise condominium plan in Southwest Florida. Two of the bedrooms and the great room open to a 540 square-foot covered terrace with conversation and dining areas and an outdoor kitchen with a gas grill. In addition to the great room, the huge living space includes a dining area, comfortable family room, and an island kitchen that combine to create the spacious, open living area preferred by homebuyers. The plan also features a private elevator lobby, a wide gallery hallway that leads to the great room, a den, three-and-a-half baths, and 75 square feet of private air-conditioned storage space on the same floor as the residence. The owner’s suite features a huge walk-in closet, and a bath with separate vanities and separate water closets.

The size of the Omega tower residences is unlike any high-rise residence previously built in Southwest Florida. Ronto created the building based on preferences expressed during focus groups with potential purchasers. The potential purchasers indicated view corridors and open floor plans with large living areas, large owner suites and secondary bedrooms, big outdoor living areas, private garages, and readily accessible storage space were all critical to the living experience. Functionality and comfort were more important than form. Rather than wanting to downsize by moving into a condominium with less square footage than their single-family estate homes, the potential purchasers wanted to simplify by moving into a maintenance-free environment without sacrificing space or livability.

The 01 and 03-tower residences will include 4,645 square feet under air, an unobstructed 68-foot wide view, outdoor terraces totaling 1,005 square feet, and an 80-square foot or 75-square foot private air-conditioned storage space on the same floor as the residence. The plans feature a huge great room, a dining area and family room, and a double-island kitchen. The great room and owner’s bedroom open to a west and northwest facing terrace with a gas grill. The double-island kitchen offers another gathering place. The plan includes a den, four-and-a-half baths, and three guest bedrooms. The den and guest bedrooms open to terrace offering sunrise views.

Standard finishes in the fully-completed Omega residences will create a luxurious environment. Flooring in the living areas will be wood, stone, or porcelain tile. The island kitchens will include designer selected cabinetry, quartz or granite countertop selections, a 36-inch SubZero refrigerator and 18-inch freezer, Wolf gas ranges and ovens, a Miele dishwasher, and Dornbracht plumbing fixtures. The bathrooms will also feature designer selected cabinetry and quartz or granite countertops, Dornbracht plumbing fixtures, and Toto toilets.

Omega will feature 18,000 square feet of indoor amenities. A clubroom more than 3,000 square feet will include tall windows overlooking an exterior amenity deck. A 2,100 square-foot fitness center will also feature tall windows offering long-range views. Glass railings will line the amenity deck’s curved perimeter. A pool with a beach entry and sun shelves will be the centerpiece of the amenity deck. Poolside day beds will be placed around the pool. Six private poolside cabanas are available for purchase by Omega residents. Day cabanas will also be available. A pool pavilion with a bar and seating areas will offer a gathering place. Bar-b-que grills will be situated adjacent to the pavilion. A second pavilion offers a food area with an array of cooking appliances. Generous seating areas will include sunset viewing areas and a fire pit terrace.

Omega’s 4,200 square foot rooftop terrace common area will include two hot tubs positioned next to the terrace’s glass railing. Firepit seating areas, along with a larger fire table seating area complete with lounges, club chairs and sofas, will provide abundant seating. A large kitchen area and a separate bar area will complete the setting.
