The Ronto Group announced it has initiated the conversion process and will begin converting reservations for residences at its Omega luxury high-rise at Bonita Bay to sales contracts over the next few weeks. Reservations worth nearly $80 million have been processed since the project was announced earlier this year. The 27-floor Omega tower to be built by the award-winning developer will be the final high-rise at Bonita Bay. Designed by Robert M. Swedroe, the modern looking tower will feature 63 spacious tower residences and four penthouses. Swedroe’s design presents an approach to high-rise living that has never been available in Southwest Florida. All of the penthouses have been reserved. Tower residence pre-construction pricing starts at $2.150 million.
Luxury homebuyers have been captivated by Omega’s spacious floor plans, the level of Ronto’s standard and optional finish selections, the building’s indoor and outdoor amenities, and Bonita Bay’s award-winning lifestyle. Rather than designing a four unit per floor building, Ronto and Swedroe created a three unit per floor approach that allows the residences to be wider and more spacious than typical high-rises. The light-filled residences will feature open living spaces with tall windows overlooking Estero Bay and the Gulf of Mexico. The tower residences will be on levels four through 25. Three tower floor plans are available. The living spaces, owners’ suites, and some of the guest bedrooms will open to outdoor terraces with 42-inch high glass railings. Ten feet four-inch volume ceilings, except where dropped, will create a sense of space not available in Southwest Florida’s existing high-rise residences. The tower plans present open-concept living areas with a spacious great room, a double-island kitchen in the 01 and 03 residences with a large walk-in pantry, and a dining area. Every tower residence comes with a private elevator lobby and a private enclosed two-car garage. Tower residents will also enjoy a roof-top amenity deck.
The expansive open living spaces and sheer size of the Omega tower residences reflect Ronto and Swedroe’s approach. The 01 and 03 tower residences will include 4,645 square feet of air-conditioned living space, outdoor terrace areas totaling 1,005 square feet, and an 80-square foot or 75-square foot private air-conditioned storage space on the same floor as the residence. The 01 and 03 tower floor plans feature a massive great room, an elegant dining area, a comfortable family room, and a double-island kitchen that combine to create the spacious, open living area preferred by potential purchasers. The great room and owner’s bedroom fully open to a huge west and northwest facing terrace with multiple conversation areas, a dining area, and an outdoor kitchen with a gas grill. A clean-lined linear fireplace is included in the great room. The double-island kitchen offers an additional gathering place when entertaining. The plan also includes a den, four-and-a-half baths, and three large guest bedrooms. The den and all three guest bedrooms open to another large terrace that offers sunrise views. The owner’s suite features a huge walk-in closet, and a bath with separate vanities and separate water closets.
The exceptionally livable 02-tower plan offers 4,210-square feet under air, 540 square feet of outdoor terrace space, and 75 square feet of private air-conditioned storage space. The plan features a massive great room, an elegant dining area, a comfortable family room, and an island kitchen that combine to create the spacious, open living area preferred by potential purchasers. The great room fully opens to a terrace with conversation and dining areas and an outdoor kitchen with a gas grill. The plan also includes a den, three-and-a-half baths, and three large bedrooms, all three of which provide views of Estero Bay and the Gulf. The owner’s suite features a huge walk-in closet, and a bath with separate vanities and separate water closets.
Standard finishes in the fully completed Omega residences will reflect Ronto’s attention to creating a luxurious yet exceedingly livable environment. Flooring in the living areas will be wood, stone, or porcelain tile. The island kitchens will be outfitted with designer selected cabinetry, a multitude of quartz or granite countertop selections, a 36-inch SubZero refrigerator and 18-inch freezer, Wolf gas ranges and ovens, a Miele dishwasher, and Dornbracht plumbing fixtures. The bathrooms will also feature designer selected cabinetry and quartz or granite countertops, Dornbracht plumbing fixtures, and Toto toilets.
Omega residents will enjoy 18,000 square feet of interior amenities. The building’s main entrance sequence will include a porte cochere and covered arrival area. Once inside, residents will step into an entry lobby with a 24-hour reception desk, package room, and mail room. As planned, a grand salon will feature a living room-like setting with couches, side chairs, a cocktail table, and see-through views of a covered terrace and the outdoor amenity deck. A 600 square-foot library and card room and a 750 square-foot billiards and game room will be situated off the salon. Both spaces will provide access the covered terrace.
The south side of the building will feature a social room measuring more than 3,000 square feet. Tall curved windows will offer long-range views to the south and west. The social room will include a bar, a linear fireplace, and a kitchen that can be used by residents and caterers for events. Double doors will open to the outdoor amenity deck. Omega’s 600 square-foot theater will be situated off the social room and offer plush couches and chaises.
Three guest suites are located on the north side of the building to accommodate out-of-town visitors. In addition to the guest suites that can be reserved by residents, five cottages on garage level two and six poolside cabanas are available for purchase. A 2,100 square-foot fitness center is also located on the north side of the building. Tall curved windows in the fitness room will offer stunning long-range views, this time to the north and west. The fitness center will include the latest fitness equipment, a massage room, and men’s and women’s saunas and locker rooms.
Outside, current plans call for a single level amenity deck surrounded by glass railings that will convey a contemporary vibe. Situated on Omega’s third level, the amenity deck will offer views of Estero Bay and provide a captivating ambiance that will encourage residents to relax and enjoy. Shade palms will be placed about the concrete pavered deck. A pool pavilion with a bar, seating areas, and restrooms will offer a welcoming gathering place. Bar-b-que grills will be situated adjacent to the pavilion. Seating areas will be available, including sunset viewing areas, and a fire pit terrace with seating. Other attractions include a putting lawn and a decorative sculpture surrounded by plank-style concrete and patterned turf.
Omega residents can take advantage of membership opportunities and enjoy amenities available through the Bonita Bay Club. Amenities include three on-property and two off-property golf courses; a 60,000 square feet Lifestyle Center with a 9,000 square-foot spa and salon, a 20,000 square-foot fitness center, and the Wave Café; a new Tennis and Aquatic Center that features a tennis pro shop and men’s and ladies’ tennis locker rooms; a full-service marina; a residents-only beach park located on Little Hickory Island; twelve-miles of biking and hiking paths; and a kayaking and canoeing lodge.
